Zero Down Mortgage Loans First Time Home Buyer Loan Programs

By Carrie Reeder

Because of a larger variety of mortgage loans available, first time home buyers may become easily overwhelmed with the home buying process. Understandably, those entering the housing market may not know which loan program best fits their needs. Working with a mortgage broker is helpful. They can guide you through the entire process and help you select a loan with the least out-of-pocket expense.

Main Setback of Purchasing a New Home

Buying a first home is an American dream. The home buying process involves paying out-of-pocket cash for down payments and closing costs. Unfortunately, many families are unable to achieve this dream because of having a small cash reserve.

Years ago, families would have to postpone buying a home until they had acquired adequate funds. Because of rising home prices, many families can no longer afford to wait. Thus, several first time home buyers are taking advantage of zero down mortgage loans.

How Do Zero Down Mortgage Loans Work?

There are many different types of mortgage lenders. Some lenders will only finance 80, 90, or 95 percent of the home price. Thus, homebuyers would need a down payment for the remaining percentage. With a zero down home loan, the lender offers 100% financing.

Zero down mortgage loans make the goal of purchasing a new home reachable. Even if a homebuyer cannot afford to pay their own closing fees, a mortgage broker should be able to locate zero down mortgage loans that offer 103% or 107 % loans. The majority of lenders require a high credit rating for the latter choices.

Options Available to First Time Home Buyers

First time home buyer loans offer unique financing, and most loans are tailored to individuals needs. Getting a home loan does not require good credit. In fact, several lenders are eager to offer first time home buyer loans to those with bad credit or past bankruptcy.

Home buyers can choose from several loan terms: 15-year, 20-year, 30-year, or 40-year. Lenders offer a variety of loan options, which create affordable living. Because of low interest rates, buyers can take advantage of a low fixed rate. Furthermore, there is also the popular interest-only mortgage option for those buying homes in overpriced markets.

Driftwood crucifix listed on eBay for $25,000

Monday, March 21, 2005A piece of driftwood in the shape of a crucifix is listed for sale on eBay with a starting bid price of $25,000. The seller, known as “Marzipanda,” from Scottsdale, Arizona lists its description as a “Natural Found Wood Jesus Christ Crucifix Cross Easter.”

Maripanda describes the discovery of the piece as, “My very dear friend found this amazing natural driftwood while hiking a few years ago. So striking because it clearly resembles the Lord and all the details.”

Expensive found art Christiana made international headlines in November 2004 when a Florida woman named Diana Duyser sold a partially eaten grilled cheese sandwich on eBay for $28,000 to Canadian online gambling website, GoldenPalace.com, after claiming she saw the likeness of the Virgin Mary burned onto the toast.

But not all high-priced Christian fare on eBay is of dubious value. A perusal of Christian-themed items as of March 20, showed 13,944 for sale on eBay. They ranged from other found art to some very expensive and authenticated rare art.

One such item has an eBay seller from Tel-Aviv, Israel listing a 19th century iron wall plaque with a starting bid of $30,000 and a shipping cost of $2,000, making it the most-expensive Christian religious item listed for sale on the auction web site.

Under the “Christian Icons” section of the site, the 14 cast iron plaques are advertised to have been made in 1855 and portrays “Jesus in Jerusalem” with the 14 stations of Christ.

Another high-priced Christian-themed item is a set of chalices and paten in Ft. Lauderdale, Florida for $3,550. The gold-plated silver is thought to have been made in the 1870s.

Teen broadcasts suicide online

Sunday, November 23, 2008

A Pembroke Pines, Florida teenager killed himself Wednesday, November 19, while broadcasting on the live video site Justin.tv. After making suicide threats and being encouraged by Justin.tv viewers and Bodybuilding.com forum members, Abraham K. Biggs, 19, committed suicide by taking an overdose of opiates and benzodiazepine, which had been prescribed for his bipolar disorder.

Biggs first began blogging about his planned suicide 12 hours before the actual event. He died after taking pills and lying on the bed in front of the webcam. After the broadcast, viewers who apparently thought it was a hoax posted messages such as “OMG”, “LOL”, and “hahahah”.

Hours later, after being alerted by viewers who had noticed that Biggs had stopped breathing, law enforcement and paramedics arrived, discovered his body, and covered the camera. The Broward County Medical Examiner’s Office has reportedly confirmed Biggs’ death.

According to Montana Miller of the Bowling Green State University, the circumstances of this case were not shocking: “If it’s not recorded or documented, then it doesn’t even seem worthwhile. For today’s generation it might seem, ‘What’s the point of doing it if everyone isn’t going to see it?'”

Biggs’ sister Rosalind was angry that neither the website nor its viewers reacted soon enough to save him. “They got hits, they got viewers, nothing happened for hours,” she said. She described him as “very happy” and “friendly and outgoing.” “On a normal day, you couldn’t really tell that he got as low as he did.” However, he did have relationship problems with his girlfriend, according to a friend.

Mental health professionals have warned about the possibility that other mentally troubled people would copy his actions. According to Dr. David Shaffer of Columbia University, “Any video showing it as heroic or romantic or glamorous could reduce the anxiety people might feel about suicide. It becomes a respectable behavior and lowers the threshold of suicide.” He and other psychiatrists recommend that potentially suicidal teens talk to others and “tell what’s going on.”

‘Each makes the other more difficult to recover from’: University of Sussex professor L. Alan Winters speaks to Wikinews on trade, COVID-19, Brexit

Wednesday, June 30, 2021

Earlier this month, Wikinews spoke with University of Sussex professor of economics L. Alan Winters regarding the decision of the United Kingdom to leave the European Union (EU) in the 2016 Brexit referendum and the subsequent negotiations leading up to and following the EU–UK Trade and Cooperation Agreement of December, which he has researched extensively. In a call, a Wikinews correspondent spoke with Professor Winters about recent developments in UK trade policy to learn more about his observations.

Winters is professor of economics at the University of Sussex, as well as founding director and fellow of the UK Trade Policy Observatory (UKTPO). His career spans over 15 years, including as chief economist at the Department for International Development, director of the Development Research Group of the World Bank, CEO of the Migrating Out of Poverty Research Programme Consortium and advisor for the Organisation for Economic Co-operation and Development, the Commonwealth Secretariat, the European Commission, the European Parliament, the United Nations Conference on Trade and Development, the World Trade Organization and the Inter-American Development Bank.

Three reports where Winters is listed as an author were used as reference during the interview: “COVID-19 will reinforce the Brexit shock”, “The Costs of Brexit” and “Taking stock of the new UK-EU Trade and Cooperation Agreement: governance, state subsidies and the level playing field”.

Winters was awarded the title “Companion of the Most Honourable Order of the Bath”, styled C.B., on June 16, 2012 as part of the 2012 Birthday Honours.

What The Difference Between Commercial Contracts And Leases Vs. Residential?

Commercial Property Contracts and Leases

Contracts written on commercial property differ slightly from those for residential properties:

Commercial Property Contract Differences

A residential contract is not appropriate to use for commercial purposes, because there are certain things that commercial buyers and sellers want to do that the standard residential contracts may not include, such as:

• Delayed deposit

• Particular documents from Seller • Extended inspection periods • Specific representatives and warranties • Closing commercial considerations • Brokerage fees

Tip: Always use a special commercial contract that provides for these major differences.

Delayed Deposit

In a residential contract, the deposit check is customarily attached as a gesture of good faith and to demonstrate the ability to complete the deal. Apparently, commercial sellers aren’t nearly as influenced by this custom. In commercial agreements, the deposit is usually received within two or three days after signing the contract. This gives everyone a chance to sign, so you don’t have several deposit checks floating in and out of escrow accounts all over the county.

Almost all commercial real estate investors use delayed deposits. If you are making an offer on a property, you write the contract and prepare the offer. Where the contract says Deposit, you enter whatever amount your deposit is going to be and say that it will be posted with the seller’s nominee.

The deposit is usually sent within three business days of all parties signing; in case contract negotiations take two or three weeks. Commercial sellers consider this standard operating procedure. However, there may be an occasional commercial business proposition, resulting in a signed contract with no money deposited.

Documents from Seller

As part of the commercial property contract or lease agreement, the seller must submit certain documents to you within a specified time, after the contract is executed, such as:

• Engineering plans, drawings, surveys, and artist’s renderings

• Economic and financial studies relating to the property

In the event that you do not purchase the property for any reason other than Seller’s default, you must return all information to the Seller, together with any information that you may have compiled with respect to the property.

Inspection Period

Your commercial property contract should also state that you have an inspection period-a free look. This period is to allow you to conduct different types of inspections and pursue any lines of inquiry for the next 60, 90, or even 120 days-whatever it will take to get the job done. During that period, whatever deposit you submitted is not at risk. The inspection period starts when the Seller delivers the documents you requested. That way, your due diligence clock doesn’t start immediately, which gives you sufficient time to address important issues, like environmental factors.

This period is extendable, so always ask for extensions. You are determining the usability of the property and may decide not to buy it. Therefore, you must be able to give notice of termination of this agreement at any time prior to the expiration of the inspection period or any extensions. If you decide to terminate the agreement, all deposits must be returned to you.

You may extend this inspection period for up to three 30-day periods without asking for the Seller’s permission. However, you must give the Seller advanced written notice before the end of the inspection period, together with an additional deposit.

Stay tuned for more, as we will follow up with part 2 of Commercial Contracts and Leases in an upcoming article.

Fake impotence drugs linked to low blood sugar outbreak

Thursday, February 12, 2009

An article in the February 12 issue of the New England Journal of Medicine reports on an unusual cause for an outbreak of low blood sugar among men in Singapore: illegal use of sexual performance enhancement drugs that were contaminated with a diabetes drug.

Between January and May 2008, 149 men and one woman between 19 and 97 (mean age 51) were admitted to five public hospitals for unexplained low blood sugar. Similar cases were reported in media reports from Hong Kong. Seven Singaporean patients remained in a coma because of prolonged sugar starvation of the brain, and four subsequently died. The diabetes drug glyburide was found in blood and/or urine samples in 85% of cases; 30% admitted having used illegal sexual performance enhancers.

The contaminated products were a counterfeit version of the drug Cialis (meant for the treatment of genuine erectile dysfunction), and three purported herbal preparation (the affected brands included Power 1 Walnut and Santi Bovine Penis Erecting Capsule). All four preparations additionally contained Viagra in varying concentrations. Two herbal products contained traces of the weight loss drug sibutramine, a compound related to amphetamines.

The drug packaging mentioned names of non-existent overseas production facilities, so the source of the contamination with the diabetes drug could not be established.

The authors underline the risks that is known to be associated with purchasing drugs from unreliable providers or from online resellers. The clandestine use of impotence drugs as sexual performance enhancers seems to have provided a good illustration of this problem. They further call for more efforts by national and international health and law enforcement agencies to curb the manufacturing, international transport and sales of untrustworthy medication.

Know The Reasons For Rejection Of Business Loan

. Although it may seem difficult for owners to make use of these loans, particularly first-timers, this is not so.

Approval of business loan depends on different parameters, and if these are not met, a loan has a will be denied. The best way to deal with the rejection is to explore the factors behind it and build on them to obtain the business loan eligibility criteria for your next submission.

Reasons for your business loan application getting rejected

Low credit score

A good credit score reflects the successful management of the budget and expenditures. If you have a low credit score, it shows your lack of financial prudence. You must check your score with reputed credit rating agencies before applying for a loan. One of the most common reasons for refusal on l business loans is due to the use of a high percentage of credit amount.

Insufficient cash flow

Your cash flow analysis shows your ability to repay your loan after you have covered the operating costs. Insufficient cash flow influences lender trust to approve the loan. You can increase your cash flow by:

 • Reducing unnecessary costs
 • Holding correct invoice
 • Establish an Emergency Fund

Excess debt

If your company is in over-debt, prospective investors will be turned away. A lender’s primary concern is repayment. When a lender sees you having colossal debt, it is natural that he will be cautious. Maintaining low credit balances and paying off past debts would help solve this problem and can get a business loan quickly.

Weak business plan

Developing a detailed business plan would be wise. You will need to do an in-depth study of the market factors before submitting the documents required for business loans. It lets you get an objective and realistic analysis of the possibilities a scenario provides to your company.

Lack of collateral

Investors are looking for concrete evidence to support their investments. When you apply for a loan, you must have a clear understanding of your inventory of assets which you can use as collateral. If you are unable to provide tangible assets, you may need to mortgage your assets to get the business loan you need.

Purpose of the loan

You should be aware of why you need to apply for business loan. Do you need it to purchase new equipment or for research or to develop a new product or is it for renovating your office? If you are uncertain about your loan’s intent, lenders are less likely to approve your application.

The Woeful Inadequacies Of Traditional Estate Planning: The Four Critical Questions You Need To Ask Yourself}

The Woeful Inadequacies of Traditional Estate Planning: The Four Critical Questions You Need To Ask Yourself

by

Mark Kaizerman

When I mention the words, estate planning, most people think of meeting with an attorney and drafting legal documents. Traditionally, those documents include a will, durable power of attorney, health care proxy and perhaps a trust. After you draft these documents, you meet to sign them, then you put them somewhere safe, cut a check to the attorney and breathe a sigh of relief because you finally have things covered. All is well and your estate is perfectly in order, right? WRONG!

Too often the drafting of legal documents is confused with developing an estate plan. Sure, legal documents are part of an estate plan, but they are not the estate plan. You need to make sure that you have everything in one spot. If not, you could cause yourself some real problems. Thats why 98% of all estate plans fall short. Thats why you have debacles like the Terry Schiavo case and the Ted Williams dispute. In order to make sure that these sort of things dont happen to you, you have to have a plan. Most people plan out what should happen in the event of their deaths. What if you are disabled or mentally incapacitated? Effective estate plans must be drafted in order to account for these kinds of contingencies.

If you wish to have an effective estate plan, you must answer four extremely critical questions:

1. What documents do I need?

You need a will, durable power of attorney, and health care proxy. Additionally, you need an original marriage certificate, military discharge paperwork, health and life insurance information, beneficiary designation forms, deeds, and appraisals. Another necessity you need to have is a listing of important contacts with telephone numbers.

2. How will my beneficiaries find these documents?

We all have our own personal and unique filing system that has worked well for us over the years. Thats fine. You should use your own unique filing system, whatever works for you. However, you do need to create a system that unlocks your personal filing system. For example, if something ever happened to you, how would your beneficiaries even know you had a safety deposit box, let alone the location of the bank or key?

3. Who should have access to these documents and when?

I know thats actually two questions camouflaged as one. Remember, these documents are personal and confidential. Today, we are all too aware of the very real threat of identity theft. Safeguarding these documents and making them available, under specific circumstances, to a select group of individuals will allow you to protect your privacy while still preparing an effective estate plan.

4. Who will best advise my beneficiaries?

Your estate plan needs to address not only your financial assets, but also your dreams, wishes, and values. You need to designate that one person who can capture all these characteristics of your life, someone with whom you have shared those most personal thoughts. At you or your beneficiaries time of need, who should be that one call?

Dont confuse proper estate planning with simply drafting the needed documents or purchasing an insurance policy or special investment product. An effective estate plan can only be accomplished with a well thought out approach that is designed to protect your most important information and guide your heirs. Only then will you have peace of mind in knowing that youve done your best for your loved ones and nothing important will be overlooked.
